Management Fees
Park Lane Block Management Ltd believe that each property has its own requirements. Our fees relate to the service you require. We will come and meet you, discuss your management needs and provide a quotation. We are an agent working on your behalf, giving you our best advice. Taking into account the lease, statutory obligations, and our experience of other buildings we hope to work with you, achieving the best policies for maintain your property to its highest standard. Park Lane have an experienced friendly team of people who work hard to establish good communication and working relationship with you.
Service Charge Accounting
Park Lane will prepare service charge budgets, collect the ground rent, service charges and reserve funds in accordance with the lease. Each block will have its own bank account giving clear statements that will be sent to the freeholder and leaseholders with a full analysis of income and expenditure.
Budgeting & Management Accounts
Using local companies and local tradesmen we make sure we negotiate the best value for all the services you need, without compromising on service or quality. We plan ahead to make sure your annual budget accounts for the work needed on your building. Our Management accounts system is constantly updated allowing us to give you up to date information.
Credit Control
Collecting service charges is one of the main reasons Companies like Park Lane Block Management are needed. The lease provides the terms to collect service charge money. Without the money the building cannot be maintained in the correct way. This then make other leaseholders worry about paying. The situation can then get out of control. Park Lane has a strict collection policy which charges residents for late payments. We instruct legal processes if payment is not forthcoming, which prove unpopular but effective.
Property Inspections
Park Lane are happy to keep a presence and build a good working relationship with residents in every block. Regular inspection and communication ensure the building is maintained as it should be. Park Lane have a friendly team of staff keeping records of inspections, correspondence and records of contracts and contractors on your site.
General Maintenance and Major Works
General Maintenance, where required will be carried out by reputable tradesman within 48 hours and emergency work within 24 hours. The lease often states when work such as external decorating has to be done. Park Lane plan and manage work programmes and emergencies. We also make sure your building complies with all Health and Safety regulations.
Gardening
Not all buildings have a garden, but if it is a few bushes and a path or landscaped garden, it is the first thing anyone sees. Making sure litter and weeds are kept under control. Park Lane make sure we keep a check on all aspects of your property.
Cleaning
Park Lane make sure the cleaning schedules are right for your building. It's not" just a quick Clean". A poor cleaning contractor or the wrong frequency of cleaning makes a difference to the wear and tear, pests and odours. We keep all your common areas maintained and kept at a level that suits the needs and the budget of the residents.
Health and Safety
Park Lane Block Management take great time and care to ensure that all properties we manage are compliant with legislation and are kept up-to-date with the ever changing rules and regulations that must be adhered to. We pride ourselves on our attention to detail. Breaches of Health and Safety Law are of serious concern. This is another area that relies on the right Property Management company. Park Lane make sure all maintenance contracts are controlled and completed. We make sure Health and Safety are complied with in any large works, And that all systems comply with the relevant legislation. Health & safety is in place to keep residents, visitors and contractors safe.
The Regulatory Reform (Fire Safety) Order, 2005 requires the management of a building to ensure that a regular fire risk assessment is carried out on the structure and communal facilities.
